Seal Coating

Seal Coating can make your paved surface surface look brand new - increasing the value of your property. It can also save you a lot of money.

Asphalt loses much of its binding and waterproofing properties as it ages. Asphalt begins to turn grey or brown as these changes start to occur. Petroleum based products including grease, oil, gas and diesel fuel also take their toll - speeding up the aging of asphalt. This is a particular problem for driveways and parking lots. Over time the asphalt binder that keeps the aggregates that make up your paved surface together becomes exhausted.

Cracks begin to form. The cracks widen over time. Water can then seep into the base of your paved driveway or parking lot causing damage that further deteriorates the paved surface.

The longer you wait to repair the damage the increased likelihood that you'll have to overlay new asphalt altogether or even remove and reinstall your asphalt.

With seal coating a layer is placed over your asphalt, protecting it from damaging elements and replenishing the asphalt binder.

How often you need to seal coat your pavement varies depending on your location, weather and use. We recommend that new pavement be sealed a year after initial install. Please call us if you have questions.

Sealed vs. Unsealed

Problem: Left untreated, asphalt pavement will deteriorate rapidly. The asphalt binder that holds the pavement together begins to oxidize and weather soon after installation. Moisture penetrates the asphalt causing further damage and deterioration to the pavement.

Solution: Seal Costing your pavement replenishes the binder that is lost through weathering and aging, and provides superior protection against environmental distress.

At Allstate Paving Inc., we use either Coal Tar Sealer or Polymer Modified MasterSeal depending on our client's needs. Ask us what will work best for your paved surface.
